BUILDING INSURANCE CLAIMS & VALUATIONS
Building Insurance Claims - Tudors provides a service that comprehensively deals with an insurance claim starting by obtaining quotations, submitting an itemised building schedule to your insurer, contacting your insurer to progress the claim as quickly & smoothly as possible, meeting a loss adjuster or claim advisor if necessary and, once authorisation is received, arranging for the building work to be completed to your satisfaction. The surveyor’s fees are normally paid by the insurance company. Valuations – Insurance companies tend to index link values from year to year. This is an important aspect of our work and is considered to be a first step to be undertaken by an individual or a company proposing building alterations or new construction. Experienced surveyors are needed for Court representation for both contractors and the lay public. In the case of a dispute, the Judge will normally order that each party appoints a surveyor. PLANNED PROPERTY MAINTENANCE
Planned Property Maintenance, or Facility Management as it is now known, is ‘budget control’ and provides details of expenditure, either for one year forward, or over a longer period of five or ten years. The analysis is extremely useful for cash flow planning when managing blocks of flats and commercial property. A complete analysis of elements requiring replacement such as boilers, filters and other expendables is produced based upon the life expectancy of each element in the building. A series of schedules are then produced which include annual maintenance costs, redecoration of internal and external areas, upgrading and compliance with legislation. Facilities Management also allows for regular maintenance contracts such as gardening and cleaning and the cost of replacement of capital expenditure items such as carpets and lighting. Finally, the running costs of the building are considered and calculated. The entire cost of managing the building and contents, with inflation indexes built in over the period, is then brought back to current day values, and this is used for budget control and as part of a profit and loss projection to assist in future planning.
