Construction Design and Management (CDM) Regulations place duties on all those who can contribute to the Healthy and Safety of a construction project.
The Regulations place duties on clients, designers, contractors and the adviser role entitled “CDM Co-ordinator”. As the name implies, the latter role is that of co-ordinating all the various parties to any given project.
The aim of these regulations is to make Health and Safety an essential and integral part of the planning and management of projects and to make sure everyone works together to reduce the risks to Health and Safety of those who work on the structure who may be affected by the works, or who will use it as a place of work once it is completed.
The Regulations have recently been changed to try and prevent the whole process becoming a paper chase rather than dealing with the serious issues of Health and Safety.
Advantages to the client:
- Improved planning and management helps ensure the project is completed on time, within budget and to the required standards.
- Reduces costs, delays and bad publicity resulting from accidents or ill health.
- Makes sure the cleaning, maintenance and repair issues have been thought about from inception to completion.
- Provides useful information for maintenance and possible future development of the building structure.
Tudors can act as your CDM co-ordinator or assist in the selection of competent individuals and companies, and thus develop a suitable team for your project. We can compile pre-construction information, assist contractors in the production of their construction phase Health and Safety plans, liaise with the client about what is required in the Health and Safety file at the end of the project and appraise the submissions such as risk assessments, method statements etc, submitted by other parties to the contract.
The degree of detail, as well as the time and effort required to comply with legal duties needs only to be in the proportion to the nature, size and level of Health and Safety Risks involved in a project – a view that Tudors wholeheartedly endorses.
