A Schedule of Dilapidations is a written document, usually prepared by the Landlord’s surveyor, which details breaches of the lease and itemises the repairs required to be undertaken by the tenant, schedules of redecoration or, in some cases, reinstate the premises to its original state. It may be served during or after a lease has finished, be it commercial or residential.
Tudors will serve a Notice on the tenants for you requiring them to put the property into good tenantable order prior to handing back the premises, regardless of whether it was the landlord or tenant who gave the Notice. The document has a protocol format which, when properly prepared, can be used for Court proceedings.
